Vaco has partnered with a Property Management company to fill a direct hire Leasing Consultant.

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Leasing Consultant. JOB SUMMARY
The Leasing Consultant is the property's sales representative whose primary duties are to greet prospective customers, to professionally present the features and benefits of the property and to properly secure lease agreements from qualified persons. A Leasing Consultant is customer service driven and strives to make current residents feel welcome and comfortable in their community. The Leasing Consultant will contact a person of authority should any situation arise that warrants an action or decision ability not included in the Leasing Consultant's duties and responsibilities.


 Inspects models and "market ready" vacancies daily to ensure cleanliness.
 Answers incoming phone calls and handles each call accordingly, whether it is a prospective customer, a current customer, vendor, etc.

 Greets and qualifies prospective customers, determines needs and preferences, and professionally presents the property and specific residential units while communicating the features/benefits.
 Maintains awareness of local market conditions and trends. Contributes ideas to the Property Manager for marketing property and improving customer satisfaction.
ADMINISTRATIVE
 Correctly completes all lease applications, assists with application verification and notifies prospective customers of results. Types miscellaneous customer communication letters, notices, etc. as needed.
 Completes all lease paperwork including related addenda and accepts rents and deposits.
 Completes Guest Card Information Form on all prospective customers, sends thank-you notes and performs follow-up communications, and enters information in Yardi.
 Physically inspects property and grounds, picks up litter and reports any service needs to service personnel. Inspects move-outs and vacancies.
 Organizes and files appropriate reports, leases and paperwork.
 Attends company meetings when requested.
 Willingly participates in on-site/off-site training.
 Assists Property Manager or Assistant Property Manager in preparation of daily and weekly reports, customer communications, move-out inventory, market surveys, etc.
GENERAL
 Performs additional duties assigned by Regional Property Manager, Property Manager, or Assistant Property Manager as assigned.
