Property Manager POST NUMBER: 467284
Location: Long Island City
Salary: $110,000-125,000
The Opportunity: Join a premier New York City real estate developer and management firm. We are seeking a high-energy, sophisticated Community Manager to serve as the operational lead of a high-profile residential asset.
The Role
As the Community Manager, you will be responsible for the full lifecycle of property operations. You aren’t just managing a building; you are protecting an asset's reputation. You will bridge the gap between high-touch resident services, technical building operations, and the financial objectives of ownership and asset management teams.
Primary Mandate
- Owner & Asset Relations: Serve as the primary point of contact for property owners and asset managers, providing transparent reporting and strategic recommendations to maximize property value.
- Operational Excellence: Direct all building systems and maintenance, from negotiating complex service contracts (HVAC, critical systems, etc.) to managing major capital improvement projects and apartment renovations.
- Financial Stewardship: Partner with leadership to draft annual budgets and forecasts. You will own the "bottom line" by analyzing expenditure patterns, managing A/P procedures, and delivering monthly variance reports.
- Team Leadership: Direct and develop a diverse on-site team (Resident Managers, Leasing, and Office staff), fostering a culture of accountability and high-level hospitality.
- Compliance & Audit: Ensure the property remains 100% compliant with NYC rental laws and LIHTC regulations, ensuring flawless performance during all audits and inspections.
- Experience: 5 years of residential property management experience in the NYC rent-regulated market.
- Specialized Knowledge: A deep understanding of LIHTC (Low-Income Housing Tax Credit) units and NYC building codes is essential.
- Financial Literacy: Proven ability to manage complex budgets, analyze utility consumption, and drive revenue through strategic leasing oversight.
- Diplomacy: You are a "calm in the storm" leader—able to handle sensitive resident issues and building emergencies with empathy and rational problem-solving.
- Credentials: Bachelor’s degree in Real Estate, Finance, or Business preferred. A NY Real Estate License is required (or must be obtained within 90 days).
