Key Responsibilities:
• Lead, supervise, and support the maintenance team, including technicians and porters—handle scheduling, training, and performance evaluations.
• Perform and oversee repairs and upkeep across all major maintenance areas including HVAC, plumbing, electrical, carpentry, painting, appliance repair, and general maintenance.
• Create and manage preventative maintenance programs for all building systems and equipment.
• Respond promptly to resident service requests and ensure high-quality, timely resolutions.
• Ensure all maintenance work adheres to company standards and complies with local, state, and federal codes and safety regulations.
• Maintain inventory of tools and supplies, ordering materials as needed to support ongoing operations.
• Schedule and coordinate with external vendors and contractors for specialized services and repairs.
• Conduct regular inspections of units, common areas, and grounds to proactively identify issues or safety concerns.
• Assist with apartment turnover processes to meet unit readiness goals for new residents.
• Collaborate closely with the Property Manager on maintenance budgets, capital projects, and long-term planning.

Qualifications:
• Minimum 12 years of residential property maintenance experience, with at least 7 years in a supervisory role.
• Advanced knowledge of HVAC, plumbing, electrical systems, and general property maintenance.
• Strong leadership, communication, and time management skills.
• Ability to read and interpret blueprints, schematics, and technical documents.
• Valid driver’s license and reliable transportation required.

• Must be available for on-call duties, including weekends, evenings, and holidays when needed.
