Senior Property Accountant
Our client is seeking a Senior Property Accountant to manage financial reporting and accounting processes for a designated portfolio of properties in a fast-paced, dynamic environment. This role ensures compliance with Generally Accepted Accounting Principles (GAAP) and Sarbanes-Oxley (SOX) internal control requirements. Key responsibilities include the review and analysis of financial transactions, capital expenditures, lease agreements, and revenue recognition. The position also involves close collaboration with cross-functional teams, field staff, and internal and external auditors.

Responsibilities
  • Oversee and review the work of property accounting staff to ensure accuracy, completeness, and SOX compliance
  • Review and analyze balance sheet reconciliations; resolve outstanding items in a timely and documented manner
  • Prepare and review accruals for property-level and general & administrative (G&A) cost centers
  • Coordinate and review annual budgets and reforecasts with accounting staff and operational teams
  • Monitor and evaluate changes in operating expenses, identifying variances and drivers
  • Interpret and validate lease agreements and related financial metrics for proper revenue and expense recognition
  • Ensure capital expenditures are accounted for accurately and in accordance with SOX-compliant processes
  • Review and process external lease commission invoices; initiate timely payment procedures
  • Identify and account for lease incentives based on lease and capital expenditure reviews
  • Prepare capital expenditure accruals and close-out entries based on project progress and actuals
  • Oversee and review monthly bank reconciliations for assigned properties
  • Calculate and reconcile tenant operating expense reimbursements (estimates and actuals)
  • Maintain documentation and controls to support internal and external audits
  • Identify and implement process improvements to increase efficiency and scalability of accounting operations

Qualifications
  • Bachelor's degree in Accounting, Finance, or a related field
  • 6 years of relevant accounting experience, ideally in real estate or property management
  • Strong understanding of Generally Accepted Accounting Principles (GAAP) and financial reporting practices; CPA preferred
  • Proficient in Microsoft Excel (pivot tables, VLOOKUP, data analysis)
  • Experience with accounting platforms / general ledger software is required
