Property Accountant
Location: New York City, NY (Hybrid: 5 days onsite for the first month, then 2 days onsite, flexible days)
About the Role: Our client, a leading firm in property management, is seeking a highly skilled and analytical Property Accountant to join their dynamic finance team. This is a true Property Accountant role, focusing on comprehensive financial management for a portfolio of residential properties (co-ops, condos, and rentals). You will play a critical role in ensuring financial accuracy, compliance, and strategic cash management for each property entity.
Key Responsibilities:

Month-End Close & Reporting: Perform all necessary month-end closing entries and procedures for a portfolio of 10-12 residential properties (growing to 20-25). Prepare monthly workpapers, financial reports, and packages for ownership, including detailed variance analysis and General Property Report (GPR) reporting.

Cash Management: Ensure adequate cash balances for expenses, prepare cash flow reports, reconcile bank accounts monthly, manage approved payables, instruct fund wires, and prepare monthly debt service reporting. Review non-tenant receipts and coordinate with Accounts Receivable.

Budget & Financial Analysis: Lead the annual preparation of operating and capital budgets based on lender/ownership requirements. Conduct strong accounting analysis, including actual vs. budget comparisons and cash projections.

Compliance & Audit Support: Ensure all reporting is prepared on an accrual basis of accounting, demonstrating a strong understanding of accrual principles. Provide comprehensive financial data and support for the annual audit process.

Stakeholder Collaboration: Respond to emails, phone calls, and requests in a timely and professional manner. Collaborate with internal teams (AP, AR, Security Deposit team) and external vendors to ensure smooth financial operations and compliance with contracts and insurance requirements.
Qualifications:

Bachelor's degree in Accounting is required.

3-5 years of progressive experience in Property Management accounting, with a strong preference for residential properties (co-ops, condos, rentals).

Alternatively, candidates with a Big 4 background who have audited co-ops and condos are encouraged to apply.

Proficiency in Yardi 7s or similar property accounting software is essential.

Advanced Excel skills, including strong analytical capabilities to interpret financial data and perform cash projections.

Exceptional communication (written and verbal) and interpersonal skills, with the ability to build strong relationships with ownership and internal teams.

Highly detail-oriented, organized, and capable of managing multiple priorities and meeting tight deadlines in a fast-paced environment.

Ability to work independently and proactively identify and resolve financial discrepancies.
Team Structure & Environment:
You will report directly to the SVP of Financial Analysis and be an integral part of a finance team that includes 4 directors, 8 Financial Analysts in NY, and 20 offshore resources in India. This role requires providing guidance and support to the offshore team. The team fosters an environment of teamwork, cooperation, performance excellence, and personal success.
Compensation:
The salary range for this position is $110,000 - $125,000 annually.
